Pressure Cleaning

How much does pressure cleaning cost in Perth?

Pressure cleaning in Perth’s western suburbs costs $7 per square metre plus GST with us, with a $250+GST minimum. A typical 40 m² driveway comes to $280+GST, and a 60 m² driveway to $420+GST. If you want the surface sealed afterwards, clean and seal starts at $15 per m²+GST for one coat, with a $750+GST minimum.

That’s the short version. Below are the worked examples we quote most often, what pushes a job up or down, and when sealing is worth paying for. Every price here is on our price list, and we measure on site so the price is agreed before any work starts.

Our pressure cleaning prices at a glance

Service Price Minimum
Pressure clean (driveways, paving, paths, patios, limestone) $7 per m²+GST $250+GST

The pressure clean is what we call our Restore package. Clean and seal is Protect: the same clean, then a premium Dulux sealer in a gloss or natural finish. More on both on our pressure cleaning page.

Worked examples

Most jobs are simple to price once we know the area. These are real numbers from our rates, not estimates:

Job Cleaned only Cleaned and sealed
30 m² front path and porch $250+GST (minimum applies) $750+GST (minimum applies)
40 m² single driveway $280+GST $750+GST (minimum applies)
40 m² limestone courtyard $280+GST Sealing quoted
60 m² driveway $420+GST $900+GST one coat, $1,080+GST two coats
80 m² double driveway $560+GST $1,200+GST one coat, $1,440+GST two coats

Perth cost guides put a cleaned and sealed double driveway at roughly $1,300 to $1,600, so an 80 m² driveway at $1,200+GST for one coat sits at the lower end of that range.

What changes the price

  • The area. Pressure cleaning is priced by the square metre, so the size of the driveway, paths and alfresco area is the biggest factor. We measure on site rather than guessing from photos.
  • The minimum charge. Small jobs under about 35 m² come in at the $250+GST minimum, so it often makes sense to add the front path or the patio to a driveway clean.
  • The surface. Concrete and exposed aggregate take a full pressure clean. Soft limestone, older brick pavers and render need lower pressure or a soft wash, which takes more care but is priced the same per square metre for limestone cleaning.
  • Sealing. Adding a sealer roughly doubles the cost per square metre, but it slows the return of oil, mould and tannin stains and makes the next clean easier.
  • Stains. Oil and rust marks are treated where they can be lifted. Some old oil stains fade rather than disappear completely, and we’ll tell you at the quote.

Is sealing worth the extra?

On a driveway you plan to stay with, usually yes. One coat lasts one to three years and suits lighter-use paths. Two coats last three to five years and suit driveways with daily car traffic, pool surrounds and coastal paving that gets salt and sea breeze. Gloss brings exposed aggregate back to its freshly laid colour, and natural suits limestone and heritage homes. More on our driveway cleaning and sealing page.

If you’re selling, a clean on its own is usually enough for listing photos. If you’re staying, sealing is what keeps the result.

Pressure washing or soft washing?

Hard surfaces like concrete and pavers take a pressure clean. Roofs, render, painted walls and timber get a soft wash instead: low pressure with a biodegradable treatment that kills mould and algae at the root without etching the surface or forcing water under roof tiles. Soft washing is quoted after we measure on site. See roof cleaning for tile and Colorbond roofs.

How much does it cost to pressure clean a driveway?

A 40 m² single driveway is $280+GST and a 60 m² driveway is $420+GST to pressure clean. An 80 m² double driveway is $560+GST to clean, or $1,200+GST cleaned and sealed with one coat.

How much does it cost to gurney a driveway in Perth?

Gurneying is another name for pressure cleaning, so the price is the same: $7 per m²+GST with a $250+GST minimum. Most single driveways come to between $250+GST and $420+GST depending on size.

Is there a minimum charge for pressure cleaning?

Yes. The minimum for pressure cleaning is $250+GST, which covers about 35 m² at our $7 per m² rate. Clean and seal jobs have a $750+GST minimum.

How often should a driveway be pressure cleaned?

There’s no fixed cycle. Shaded paths, limestone and pool surrounds near the coast tend to need it every year, while sunny driveways can go longer. A sealed surface stays cleaner for longer, which stretches the time between cleans.
